There is no price for Embassy Sadahalli
Embassy Group has not published a price, a rate card, a starting figure or a payment plan for this development. There is no launch price because there has been no launch. The client workbook circulated for the project carries a pricing tab, and that tab is a blank template — it contains no rates, no unit prices and no charges. It was never filled in. A same-developer shortlist can feel simpler than it really is; Embassy Biome keeps attention on how each Bengaluru address solves a different routine, budget, and documentation question.
No price exists for Embassy Sadahalli, from any source we would be willing to publish. Our own listing carries the price as "On request" and the availability as pre-order, and that will stay so until Embassy Developments Limited publishes a rate on a registered project.
Embassy Sadahalli is also the working title used on this site. Embassy Group has not announced a marketing name for the development. That matters on a price page more than anywhere else, because a number attached to a name is only as good as the name.
Why no price can lawfully be quoted at this stage
Embassy Sadahalli is not registered with the Karnataka Real Estate Regulatory Authority. There is no registration number for it, and the public register shows no application pending against it. Embassy Developments Limited does hold K-RERA registrations, but every one of them is for a project at Hegganahalli or Nagamangala in Kundana Hobli, Devanahalli — a different taluk in a different district. None of them is this project.
Section 3 of the Real Estate (Regulation and Development) Act 2016 bars a promoter from advertising, marketing, booking, selling or offering to sell any apartment in a project of a registrable class until registration has been granted. A price is an offer to sell. That is the whole reason this page has no figure on it, and it is also the reason you should treat any number you are quoted today with suspicion: it is being quoted for a project that cannot lawfully be sold yet, by someone the Act does not permit to quote it.
This microsite is an information and enquiry resource for a scheme at the approvals stage. It is not a booking channel, it does not take money, and it does not hold or forward a booking amount. The Act also restricts the advance a promoter may accept before a written agreement for sale is executed and registered. Before registration, there is no agreement for sale to execute.
The approvals themselves are still in motion. The Standard Terms of Reference were granted on 4 May 2026 on an earlier filing, and the current environmental clearance application, filed on 3 August 2026, is under examination. No environmental clearance has been granted. Projects are priced after approvals settle, not before.
What the filings say about money, and what they do not
The regulatory record does contain one large, verified money figure. It is not a price, and it is important to understand why.

A project cost declared to an environmental regulator is a statement of capital outlay for the scheme. It is not a sale price, and it is not a construction rate you can mark up. Filed cost figures of this kind conventionally sit some distance from what a buyer eventually pays, because they do not carry the land, the approvals, the finance cost, the marketing spend or the developer's margin — and because the area they are spread over is not the area a flat is sold on.
Two derivations make the point better than an argument does. Both are INFERRED — our own arithmetic on two verified filed figures — and neither is a price.
Filed cost against filed built-up area. 262,029.83 sq m converts to about 2,820,463 sq ft at 10.7639 sq ft per sq m. Rs 564 crore is Rs 5,64,00,00,000. Divide the second by the first and the filed cost works out at roughly Rs 2,000 per sq ft of built-up area — an estimate, on our arithmetic.
The same numerator, a different denominator. Rs 5,64,00,00,000 divided by 1,352 homes is about Rs 41.72 lakh per home — again an estimate, again on our arithmetic.
Those two numbers describe the same filing and look nothing like each other, which is the lesson. The denominator you pick decides what the figure appears to say. Neither is what a flat will cost. Built-up area on an environmental filing includes basements, parking decks, the clubhouse block and service areas — floor space nobody buys by the square foot. Read either figure as a price and you will be wrong by a wide and unknowable margin.
The only developer-published rate in Navarathna Agrahara village
There is exactly one rate published by a developer for its own registered project in this revenue village, and it is worth far more than anything an aggregator will show you.

Those rates are on DS Max Properties' own site, for a project registered with K-RERA in Navarathna Agrahara Village. That combination — the developer's own published number, for a project it has actually registered, in the same revenue village — is the strongest class of pricing evidence available for this locality.
It is also, plainly, a different product class. DS Max is a volume-market developer, and an Embassy scheme would not price where a DS Max scheme prices. Use the Sky Shlokam rate as a floor reference for the village — evidence that developer-published apartment pricing in Navarathna Agrahara exists and sits where it does — and not as a comparable for Embassy Sadahalli. It is not one.
Note also the basis: those rates are quoted on built-up area. A rate on built-up area and a rate on carpet area are not the same rate, and comparing them without adjusting for the difference produces a false conclusion in either direction.
Weighing the price numbers you will find online
Not all pricing sources are the same kind of thing. Ranking them is the single most useful discipline a buyer can bring to a pre-launch project.

Two specific traps apply here.
The locality label is often wrong. The signed certificate places this project at Navarathna Agrahara Village, Jala Hobli, Yelahanka Taluk, Bengaluru Urban — the address line to use is MS Engineering College Road, Navarathna Agrahara, Jala Hobli, Yelahanka Taluk, Bengaluru 562157. Aggregator rates published under "Sadahalli" or "Devanahalli" are for different revenue villages in a different taluk and, in Devanahalli's case, a different district. They are not this village's rates and must not be read as such. Nor can you settle the question with the pincode: 562157 also appears on the signed certificate for a different Embassy project at Nagamangala Village, Kundana Hobli, in Devanahalli, Bengaluru Rural. Pincodes straddle the boundary here. Check the hobli and the taluk, not the pincode.
The project name is often wrong too. Prices circulate on this road attached to Embassy Greenshore and to Embassy Edge. Greenshore is a separate registered Embassy project at Hegganahalli Village, Kundana Hobli, Devanahalli, in Bengaluru Rural. Embassy Edge has no K-RERA registration at all. A price for either is not a price for this parcel. Embassy Springs, the township Embassy markets with an address on the same road and in this same village name, is a different development again — Embassy has an established presence on this corridor, and that is exactly why the names get mixed up.
The only aggregator page we found that is genuinely for Navarathna Agrahara carries Rs 4,466 and Rs 4,916 in different places on the same page. That is one source contradicting itself, not a market range, and we are not going to present it as one.
The neighbouring parcel, and the limits of a revenue figure
Mahindra Lifespace Developers has made two corporate statements that touch this area, and they show clearly what a revenue number can and cannot tell you.
A release of 23 January 2025 attributes about 0.9 million sq ft of development and a revenue potential of about Rs 1,000 crore to an 8.2-acre North Bengaluru parcel. The release names no village. A second statement attributes about Rs 1,100 crore to 8.79 acres at Navaratna Agrahara — it names the village, but it publishes no floor-area figure against that revenue number.
You can divide the first pair of numbers. Rs 1,000 crore over 0.9 million sq ft is about Rs 11,111 per sq ft — our arithmetic, an estimate, and effectively unusable for three reasons. It assumes the 0.9 million sq ft is saleable area rather than built-up area, which the release does not say. It is a gross development value spread across a multi-year sales cycle including escalation, not a launch rate. And the release names no village, so it may not describe this locality at all.
The second statement cannot be divided. No floor-area figure is published against the Rs 1,100 crore — only a site extent — and producing a per-sq-ft number from it would mean inventing a floor-area assumption and then presenting our own assumption back as a finding. We are not going to do that.
For completeness: Sattva City, another genuine project on this corridor, has no price published on its developer's own site either. Read nothing into that about the developer. A quiet price page is the normal condition of a North Bengaluru airport-corridor project before registration.
Why this site publishes no indicative range
We could construct an indicative envelope for Embassy Sadahalli. It would rest on a volume-market developer's rate in a different product class, a self-contradicting aggregator page, and a revenue statement about somebody else's land that names no village. Every input would be weak in a different direction, and the range would look authoritative on a screen in a way none of its inputs deserve.
So we are not publishing one. The price for this project is unknown, and an admitted gap is worth more here than a number with a wide error bar and a confident font. When Embassy registers the project and publishes a rate, this page will carry that rate and say where it came from.
The Karnataka cost stack that sits on top of any quoted rate
Whatever rate is eventually published, it will not be what leaves your account. Two separate stacks sit on top of it: statutory charges payable to the government, and developer charges that a headline per-sq-ft rate usually excludes.

Guidance value matters and is often overlooked. Stamp duty is charged on the higher of what you agreed to pay and the state's own guidance value for that survey number, so a low agreement value does not automatically produce a low duty. Confirm the guidance value for the specific survey number before you budget.
The developer's own charges are a separate list, and a quoted rate per square foot typically covers none of them:
- Floor rise, and the floor from which it starts
- Preferential location charge
- Covered car parking, where charged separately
- Club or one-time amenity charge
- Corpus or sinking fund
- Advance maintenance, usually billed for a fixed number of months in advance
- Electricity and water connection deposits and infrastructure charges
- Khata, documentation and legal charges
- GST on several of the above, at their own applicable rates
A worked example, which is not this project's price
The arithmetic below is a demonstration of shape only. 🔴 The figures are illustrative. This is not Embassy Sadahalli's price, and no part of it is a quotation for this project. The rates used are assumptions inserted to make the arithmetic run — confirm the slab and the notified GST rate that apply to your own transaction on its own date before relying on any of it.
Take a hypothetical agreement value of Rs 1 crore, at assumed rates of 5 per cent stamp duty, cess and surcharge together at 12 per cent of the stamp duty, a 1 per cent registration fee, and GST at 5 per cent without input tax credit.

On those assumptions the statutory stack adds about Rs 11.60 lakh, or a little under 12 per cent on top of the headline number — before a single developer charge from the list above. That proportion is the takeaway, not the rupee figures. Budget for the quoted price plus a meaningful fraction again, and treat any cost sheet that shows only a per-square-foot rate as incomplete.
What to demand in a cost sheet at launch
When a rate does appear, ask for these in writing before any money moves.
- The K-RERA registration number, and the project name exactly as registered.
- The village, hobli, taluk and district on the registration certificate — checked against the address on your cost sheet.
- The survey numbers on the certificate, checked against the ones you were shown.
- Carpet area as defined in the Act, built-up area and super built-up area, all three stated, with the loading shown as a figure.
- The base rate, and confirmation of which of those three areas it is multiplied by.
- Floor rise: the rate, the floor it starts from, and the step per floor.
- Preferential location charge, and what it is charged for.
- Car parking: the number of bays, covered or open, whether identified, and whether charged separately.
- Club or amenity charge, and what it entitles you to.
- Corpus or sinking fund, and who will hold it after handover.
- Advance maintenance: the monthly rate, the area basis, the number of months, and the date it starts from.
- Statutory deposits and any infrastructure charge levied by the plan-sanctioning authority — here the Bengaluru International Airport Area Planning Authority (BIAAPA).
- Khata, documentation and legal charges, itemised.
- GST shown as a separate line against each component that attracts it.
- Stamp duty and registration fee, marked clearly as payable to the state and not to the developer, and marked as estimated or actual.
- The payment schedule, tied to named construction milestones rather than to dates.
Until registration is granted, none of this exists to be asked for. That is the accurate answer to "what is the price of Embassy Sadahalli", and anyone giving you a different one is not working from a document.

DS Max Sky Shlokam, a K-RERA-registered project in the same revenue village, is published by its developer at Rs 7,700 per sq ft for 2 BHK and Rs 7,900 per sq ft for 3 BHK on built-up area, from Rs 92.70 lakh. That is a real developer-published rate in this village, which is rare and worth knowing. It is not a comparable. DS Max is a volume-market developer and an Embassy product would not price at that level; use it as a floor reference for the locality and nothing more. Aggregator rates labelled "Sadahalli" or "Devanahalli" are a different village in a different taluk and do not describe this land.
No. Embassy Sadahalli is the working title used on this site; Embassy Group has not announced a marketing name for the development. The title refers to Sadahalli Gate on NH-44, the interchange 3.4 km away, and not to the Sadahalli revenue village; this parcel is in Navarathna Agrahara, Jala Hobli, Yelahanka Taluk. We looked for one properly before settling on a working title. Embassy Developments Limited's FY26 annual report, its Q1 FY27 investor update and the transcript of its Q1 FY27 earnings call were all searched for the terms you would expect a name to surface under — variants of Navaratna, Sadahalli, Jala Hobli and MSEC. Every search returned nothing. Neither the company's FY27 nine-project launch pipeline nor its FY28-onwards twelve-project table names anything at this parcel. So we named the page after the revenue village on the filing, and we will change it when a real name is announced.
There is no price. Not a starting price, not a per-square-foot rate, not a price band. The project is pre-launch and unregistered, so a published price would itself be a marketing act the law does not permit yet. On this site the offer availability is set to pre-order and the price field reads "On request", which is an accurate description of the position rather than a device to make you enquire. Anyone quoting you a firm rate today is quoting a number that has no document behind it and no obligation attached to it. When registration is granted, the registered price and the payment schedule become documents you can hold the promoter to. Until then, treat every figure as provisional.
Not an operating one. A Doddajala station is planned on the Blue Line, Phase 2B, the KR Puram to Airport corridor. It is under construction and it is not in service. We do not publish an opening date, because no date we could stand behind exists. There is a separate and distinct thing also called Doddajala: a railway halt. The routed figure of 5.34 km in our distance table is to the Doddajala node in OpenStreetMap, and you should not read it as a measurement to a metro entrance that has not been built. If metro access matters to your decision, treat it as a future possibility with an unknown date, not as an amenity you are buying today.
One amenity is verified and it is a substantial one: a dedicated clubhouse building, filed as Building 3 at 2B + G + 3UF — two basement levels, ground and three upper floors as a standalone structure rather than a floor carved out of a tower. Beyond that, no amenity schedule has been published for this project. The amenity list circulating in marketing material is boilerplate; the identical list appears verbatim in the sheet for an unrelated villa project, which tells you it was not written about this development. We will not republish it here. Landscape area, tree counts and parking numbers are quoted in that same unverified material and are treated as unverified claims on our master plan page, not as facts.
