Embassy Sadahalli Overview

Almost everything that is reliably known about this project comes from two environmental filings that Embassy Developments Limited has lodged with the Karnataka state environmental authorities. Those filings are detailed. They give the land area, the built-up area, the number of towers, the number of homes, the floor envelope and the project cost the promoter itself declared. They are also, at the time of writing, the only primary record of the scheme in existence. What does not exist is equally important. There is no registration with the Karnataka Real Estate Regulatory Authority. There is no announced marketing name. There is no published price, no published amenity schedule, no published floor plan and no published handover date. This page separates the three things carefully: what a filing states, what marketing material claims without a filing behind it, and what nobody has answered yet. Where we have done our own arithmetic on filed figures, we say so and show the working.

The name: Embassy Sadahalli is a working title

Embassy Sadahalli is the working title used on this site; Embassy Group has not announced a marketing name for the development. The title refers to Sadahalli Gate on NH-44, the interchange 3.4 km away, and not to the Sadahalli revenue village; this parcel is in Navarathna Agrahara, Jala Hobli, Yelahanka Taluk. We have named the page after the revenue village that appears on the filings, because that is the only name the record supports.

Embassy Developments Limited is a listed company, which means its project pipeline is disclosed to shareholders in documents anyone can read. Its FY26 annual report, its Q1 FY27 investor update and the transcript of its Q1 FY27 earnings call were all searched for the terms a project here would have to carry — navarat, navarath, sadahal, jala hobli and MSEC. There were zero hits in all three documents. Neither the company's FY27 nine-project launch pipeline nor its FY28-onwards twelve-project table names anything at this parcel. That absence is itself a verified finding, and it should not be over-read in either direction: it does not mean the scheme is unreal, and it does not tell us why the company has not placed it in a launch window. We cannot establish the reason and we will not speculate about it.

Three names that circulate on aggregator listings for this road do not belong to this project, and attaching any of them here would point a buyer at a different development:

  • Embassy Greenshore holds its own K-RERA registration, and the signed certificate places it at Hegganahalli Village, Kundana Hobli, Devanahalli taluk, Bengaluru Rural — a different village, a different hobli, a different taluk and a different district, inside the Embassy Springs township.
  • Embassy Edge has no K-RERA registration at all.
  • No Embassy Springs phase name applies here either. Springs is a separate township on the same corridor, discussed further below.

The regulatory record behind Embassy Sadahalli

There are two filings on the national environmental portal, PARIVESH. They carry the same promoter and the same parcel, and the second is an enlargement of the first. Both are real records; the later one is current.

The filed cost carries its own internal cross-check: the figure is spelled out on the application as "Rupees Five Hundred and Sixty Four Crores only", which removes the usual ambiguity about whether a number has been transcribed with a digit misplaced.

The parcel is assembled from twenty survey numbers, most of them part-holdings, marked "(P)":

124(P), 129(P), 131(P), 132(P), 134(P), 136(P), 137(P), 138(P), 139(P), 140(P), 141(P), 142(P), 143(P), 144, 145(P), 146, 147, 148, 149(P), 150(P).

What "Under Examination" means, and what it does not. It means the application has been accepted onto the portal and is with the appraisal machinery. It does not mean the project has been assessed, and it certainly does not mean it has been approved. No environmental clearance has been granted for this project. Anyone who tells a buyer otherwise is reading the record wrongly.

What a Terms of Reference grant means, and what it does not. Terms of Reference are the scope of study. The State Expert Appraisal Committee tells the promoter what its environmental impact assessment must examine — water, traffic, waste, air, ecology — before the committee will consider clearing the project at all. A granted ToR is therefore the point at which the study begins. It is a procedural milestone, not a permission. It does not authorise construction, it does not sanction a building plan, and it is not an environmental clearance. This distinction matters because it is the single most frequently mis-stated fact about pre-launch North Bengaluru projects.

The survey list also differs. The signed ToR certificate prints a sixteen-number list: it omits 129, 131, 132 and 134, and it prints 150 without the partial marker. The twenty-number list above comes from the current application's own record.

We are deliberately not drawing a line between those two observations. No document states an area per survey number, and survey 150 appears as a full holding on one record and a part holding on the other, which would work in the opposite direction. The honest statement is the plain one: the later filing lists four survey numbers the certificate does not, and the filed land area rises from 6.45 to 6.80 hectares. Any account that explains the one by the other is inventing a link the record does not contain.

The proportions are worth noting on their own. The land grew by about 5.4 per cent between filings while the declared built-up area grew by about 0.28 per cent — arithmetic on the two filed pairs above. In plain terms, the building programme is essentially the same programme; it is the parcel that moved.

Embassy Sadahalli and K-RERA

The project is not registered with the Karnataka Real Estate Regulatory Authority. There is no registration number and no pending application. Our RERA identifier for this project is therefore null, and it will stay null until a certificate exists.

Section 3 of the Real Estate (Regulation and Development) Act 2016 is unambiguous on what that means in practice. A project that falls into a registrable class may not be advertised, marketed, booked or sold until the authority has granted registration. A scheme still at the approvals stage has nothing lawful to sell yet. This microsite is accordingly an information and enquiry resource for a project in the approvals pipeline — it is not a booking channel, it takes no money, and it holds no allotment.

Embassy Developments Limited does hold five K-RERA registrations of its own: Greenshore, Verde, Verde Phase 2, Paradiso and Springs Phase 2A. Every one of them sits at Hegganahalli or Nagamangala in Kundana Hobli, Devanahalli taluk. None of them is this project, and a buyer should be alert to any listing that borrows one of those numbers to lend this scheme a registration it does not have.

Embassy Group, the promoter of record

The promoter named on both filings is Embassy Developments Limited, the listed entity through which Embassy Group's residential business is now run. That listing is a genuine advantage for a buyer doing diligence on a project this early: a listed developer publishes an annual report, quarterly investor updates and earnings-call transcripts, all of which can be checked against what a sales channel says. Very little of a pre-launch scheme is verifiable, but the entity behind it is. Concorde Sienna keeps the wider Bengaluru search practical by tying the project story back to buyer fit, configuration needs, and the confidence required before a site visit.

Embassy has a substantial and long-established presence on this stretch of the North Bengaluru airport corridor. Its Embassy Springs township sits roughly one to 2.4 kilometres away on the same corridor, and Embassy markets that township with an address on MSEC Road, Navarathna Agrahara — our parcel's own revenue village. That shared address line is precisely why aggregators confuse the two. They are not the same thing. This is a separate parcel with its own survey numbers, its own PARIVESH proposal and its own promoter filing; nothing about Springs — no phase name, no registration number, no amenity, no delivery record — carries over to it.

The company's disclosed pipeline is also, at present, silent about this site. Its FY27 launch pipeline runs to nine projects and its FY28-onwards table to twelve, and neither names anything at this parcel. Where Embassy Sadahalli sits

The address to use is MS Engineering College Road, Navarathna Agrahara, Jala Hobli, Yelahanka Taluk, Bengaluru 562157. MSEC Road is the local shorthand.

This needs stating carefully, because material in circulation places the project in Devanahalli, which is a different taluk in a different district. The signed ToR certificate reads Jala Hobli, Yelahanka Taluk, and the application's own sub-district coding agrees with it. The most likely explanation for the error is bleed-through from Embassy's Greenshore and Verde Phase 2 at Hegganahalli, which genuinely are in Devanahalli, Bengaluru Rural.

One caution about how that correction is argued. Do not settle it on the pincode. 562157 also appears on the signed certificate for Embassy Paradiso at Nagamangala Village, Kundana Hobli, which is in Devanahalli taluk, Bengaluru Rural. Pincodes straddle the administrative boundary here and prove nothing either way. The correction rests entirely on the certificate's own hobli and taluk. What a buyer can safely say is the thing that actually matters to them: the site is on the North Bengaluru airport corridor.

Coordinates

We publish 13.20404, 77.62470. This is our own derivation, not a surveyed point, and we rate it medium confidence. The filing carries a mapped boundary whose extents are verified — latitude 13.20228 to 13.20579, longitude 77.62328 to 77.62611 — and the coordinate above is the centre of that box. It is an orientation point for the parcel, accurate enough to place the site on a map and not accurate enough to stand on a corner and call it a boundary.

Every figure below is road distance from that coordinate, measured on the road network. None of them is a straight-line figure, and we publish no single drive-time number, because a minute count on these roads is a fiction the moment traffic changes.

Two corrections follow directly from that table.

The airport distance in circulation is refuted. Marketing material for this project carries a much shorter airport figure than the routed one. The routed distance is 11.67 km by road, and the number that material quotes is too low even measured as the crow flies, so we do not reproduce it. The site is close to the airport by Bengaluru standards. It is not that close.

NH-44 is reached at Sadahalli Gate, about 3.4 km by road from the site to the interchange. Material in circulation gives "approximately 4 km from NH-44" without naming the access point, which is roughly right but not usable. Naming the interchange is what makes the number mean something.

Two more points deserve care. Doddajala is ambiguous and must be disambiguated every time it appears. There is a Doddajala railway halt, and there is a planned Doddajala metro station on the Blue Line under Phase 2B. The 5.34 km figure above is routed to the mapped node. The metro station is under construction and not operational, we publish no opening date for it, and nobody should buy on the assumption of a service date. Separately, a halt on a suburban line is not the same thing as a station with real passenger service: the halts at 10.31 km and 6.92 km are halts, and the nearest full railway junction with genuine service is Yelahanka Junction at 15.89 km by road.

Finally, a due-diligence note about the village itself. Navarathna Agrahara carries more than one large project. A separate scheme by another promoter of record — Anthurium Developers Limited — is filed in the same revenue village and under the same pincode, on survey numbers 7 to 12 and 92. The two parcels' filed boundaries are disjoint on both axes, with roughly 1.07 km between them east to west and about 1.47 km centre to centre. Same village, different land. Pincode is useless as a discriminator here; survey number and promoter are the ones that work.

The building-by-building programme is set out on both filings, and it is unusually specific for a project at this stage:

The eight-tower figure is verified, which is worth pausing on. Tower counts are ordinarily the first thing a channel invents and the last thing a filing states. Here the filing states it, and the two building groups add up to it.

The floor notation reads as three basement levels, a ground floor and between fourteen and twenty upper floors, so the tallest towers rise to twenty levels above ground. The filings do not say which towers sit at the bottom of that range and which at the top. The clubhouse and the villaments are a different envelope entirely — two basements, ground and three upper floors — which makes the clubhouse a substantial standalone building rather than a podium amenity block, and makes the villaments genuinely low-rise.

Our arithmetic on the filed figures

These three are our own derivations from the filed numbers, shown with their working, and they are estimates rather than filed values.

  • Built-up area in square feet. 262,029.83 sq m × 10.7639 = about 2,820,000 sq ft, or roughly 2.82 million sq ft of gross built-up area. Note that this is the filed built-up figure, which includes basements, services and common areas.
  • Density. 1,352 homes ÷ 16.80 acres = about 80 homes per acre. That is a high-density urban programme, not a low-rise one, and the twenty-storey upper bound is consistent with it.
  • Gross built-up per home. 262,029.83 sq m ÷ 1,352 homes = about 193.8 sq m, or roughly 2,086 sq ft per home. This is emphatically not a unit size. It is total declared built-up area divided by unit count, and it includes three basement levels of parking, the clubhouse, circulation and services. Actual saleable areas will be materially smaller and are not published.

One correction that matters: 1,352 is homes, not apartments

Marketing material counts all 1,352 units as apartments. That is wrong. 1,304 of the units are apartments in eight towers, and the remaining 48 are villaments in two low-rise buildings. 1,304 plus 48 is 1,352. The correct forms are "1,304 apartments and 48 villaments" or simply "1,352 homes". The filings do not define what the developer means by "villament" beyond that 2B + G + 3UF envelope, and they do not say which unit types map to those 48 homes.

What the client brief claims that no filing supports

A client brief and assorted circulating material make claims that the filings do not carry. We set them out here rather than quietly dropping them, because a buyer will meet them elsewhere and should know where they stand.

The configuration table. The brief supplies a range of unit types, with its own caveat that the details are tentative and complete information will follow after RERA registration. Attributed to the brief, unverified, and not a specification:

The filings do not break the 1,304 flats down by configuration at all, and they do not connect any of these types to the 48 villaments. It would be natural to assume the duplexes are the villaments. Nothing in the record supports that assumption and we do not make it. No rate and no price attaches to any row above.

The landscape, tree-count and parking figures. The brief carries specific numbers for landscaped area, proposed tree planting and car and EV-charging bays. No filing supports any of them. They are dealt with once, attributed and marked unverified, on the master-plan page, and they appear nowhere else on this site.

The amenity list. The brief's amenity schedule is boilerplate — the identical list appears verbatim in the sheet for an unrelated villa project. It contains nothing specific to this development and it is not research. We do not publish it as this project's amenities. No amenity schedule has been published for Embassy Sadahalli. What is verified is the clubhouse building described above, and that is a real and substantial thing to know.

The launch and completion quarters. The brief carries both. Both are template defaults that recur across unrelated projects in the same document family, so we do not publish either.

Sustainability and the environmental process at Navaratna Agrahara

A project of this size cannot be built until the State Environment Impact Assessment Authority grants an environmental clearance, and that decision comes only after the impact study the Terms of Reference prescribed has been carried out and appraised. This project is inside that appraisal and has not come out of it. Nothing is cleared.

On land use, the record is better than the marketing had it. Embassy's own Form-1 states that the site has been "converted from agricultural to non-agricultural i.e residential use", as per the Comprehensive Development Plan of BIAAPA — the Bengaluru International Airport Area Planning Authority, which is the plan-sanctioning body for this part of the airport corridor. Note the spelling; it is frequently rendered wrongly. BIAAPA and the environmental authorities are two separate tracks with two separate consents, and clearing one says nothing about the other. What the Form-1 establishes is that the land-use conversion has been done. It does not tell us that a building plan has been sanctioned, and we have no sanction number.

Beyond that, there is no published sustainability position: no green-building rating, no water or energy commitments, no stated treatment or recycling capacity. Those figures are exactly what an impact study produces, so they should become knowable as the environmental process runs. They are not knowable today.

Only three dates in this project's life are documented. Everything else is undated.

There is no filed or announced date for a K-RERA application, for a launch, for construction start, for phasing or for handover. We will not estimate any of them. A pre-launch project's schedule is the single easiest thing to guess and the single most damaging thing to guess wrongly.

What is not yet known about Embassy Sadahalli

This is the most useful section on the page, and we have not softened it. These are genuine open questions, not rhetorical ones.

  1. The marketing name. None announced, and nothing at this parcel appears in the company's disclosed FY27 or FY28-onwards pipelines.
  2. Whether registration will be sought, and when. There is no K-RERA registration and no pending application. Until one is granted, the project cannot lawfully be advertised, booked or sold.
  3. Whether the environmental clearance will be granted, and on what conditions. The application is under examination. Clearances routinely arrive with binding conditions on water, traffic and construction, and those conditions can reshape a scheme.
  4. The configuration mix. No filing breaks 1,304 flats down by unit type, and none says how many of each there will be.
  5. What the 48 villaments actually are. No type is assigned to them by any record.
  6. Carpet areas, and the areas the brief's ranges refer to. A range quoted without a stated area basis cannot be compared with anything.
  7. Price. No price exists, for any configuration. Availability is pre-order and the correct answer to a price question today is "on request".
  8. The amenity schedule. Nothing published beyond the clubhouse building's existence and height envelope.
  9. The tower-by-tower breakdown. We know eight towers in two groups of 838 and 466 flats, and a 14-to-20 upper-floor range. We do not know which tower is which height, or how the flats distribute across the eight.
  10. Whether the parcel has moved again since 3 August 2026. It grew once already, from 6.45 to 6.80 hectares. It may grow again.
  11. Building plan sanction. Land-use conversion under the BIAAPA plan is recorded in the promoter's own Form-1. A sanctioned plan number is not.
  12. Water source, sewage treatment and traffic mitigation. These emerge from the impact study, and none is published yet.
  13. The exact site boundary. Our published coordinate is the centre of the filed boundary box, derived by us. It orients a buyer; it does not survey a plot.

We will revise this page as the record changes — when the clearance application is decided, when a registration appears, and when the developer names the project. Until then, what is written above is the whole of what can be responsibly said.

Embassy Sadahalli Overview — frequently asked questions

The developer is Embassy Group. The promoter named on the environmental filings for this parcel is Embassy Developments Limited, which is a listed company — the same entity that files the group's residential projects with the Karnataka Real Estate Regulatory Authority. That matters for a buyer, because a listed promoter's project pipeline, borrowings and delivery record are disclosed in documents you can read yourself rather than in a brochure. Embassy has an established presence on this stretch of the airport corridor already. The filings for this particular parcel, however, stand on their own: they name Embassy Developments Limited as promoter of a scheme at Navarathna Agrahara Village, and that is the attribution this site uses.

The granted Terms of Reference carries identification number TO26B3812KA5752877N against state file number SEIAA 148 CON 2026. Separately, the land's planning status rests with BIAAPA, covered below. What does not exist is an environmental clearance, a K-RERA registration, or any sanction we have seen for a specific set of building plans. Approvals at this stage are procedural milestones, not permissions to sell.

No, and this is the single most commonly misread item on any pre-launch page. A Standard Terms of Reference is the scoping stage of the environmental process: the regulator sets out what the promoter must study, model and disclose before its application can be appraised. It is the permission to prepare a case, not the acceptance of one. The clearance itself is a separate decision, and here that decision has not been taken — the environmental clearance application filed on 03/08/2026 is recorded as Under Examination. Nothing about this project is environmentally cleared. Any material that tells you otherwise, or that presents the ToR grant of 04/05/2026 as a clearance, is wrong.

Not an operating one. A Doddajala station is planned on the Blue Line, Phase 2B, the KR Puram to Airport corridor. It is under construction and it is not in service. We do not publish an opening date, because no date we could stand behind exists. There is a separate and distinct thing also called Doddajala: a railway halt. The routed figure of 5.34 km in our distance table is to the Doddajala node in OpenStreetMap, and you should not read it as a measurement to a metro entrance that has not been built. If metro access matters to your decision, treat it as a future possibility with an unknown date, not as an amenity you are buying today.

One amenity is verified and it is a substantial one: a dedicated clubhouse building, filed as Building 3 at 2B + G + 3UF — two basement levels, ground and three upper floors as a standalone structure rather than a floor carved out of a tower. Beyond that, no amenity schedule has been published for this project. The amenity list circulating in marketing material is boilerplate; the identical list appears verbatim in the sheet for an unrelated villa project, which tells you it was not written about this development. We will not republish it here. Landscape area, tree counts and parking numbers are quoted in that same unverified material and are treated as unverified claims on our master plan page, not as facts.
